Staging Your Home to Sell in the Winter
If you’re planning to list your home this winter, we recommend staging it to maximize appeal. According to the International Association of Home Staging Professionals, staged homes average 23 days on market. 85% sold for up to 23% over list price. Luckily, there are a few simple tricks you can do by yourself to style your home’s interior. By swapping, complementing, and layering home accessories, colors, and textures, you can give your home a facelift at no cost. Here are a few ideas from the National Association of Realtors to get you inspired: 1. Coffee Counter Vignettes. With coffee being the most popular drink in the world, staging coffee vignettes are a no-brainer. Keep it simple by displaying a tray of 1-2 mugs, a sign, greenery, coffee press, and a pretty linen or book. This small vignette will become a focal point in your kitchen and can make a big impression on buyers. 2. Feature Fireplaces. Rearrange your living room furniture so that the fireplace becomes the focal point of the room. Help potential buyers envision themselves cozy in your space by adding a fuzzy fur rug or a knit throw blanket. 3. Warmer Color Palettes- Welcome warm color tones to set the stage. Colors that reflect nature will create a calming and inviting space. You can brighten up neutral color schemes by swapping out pillows and adding greenery. Use both light and dark colors to make the room come to life.
How to Incorporate Color in Your Space
When decorating your home, it can be tempting to play it safe with neutrals. It’s time to explore the rainbow and embrace color! Vibrant shades can work in every room when done tastefully. Here are some inspiring ways to introduce more color into your space. Monochromatic - One way to add a lot of color to a room without overdoing it is by using multiple shades of the same color. For example, if you like the color green, paint an accent wall a muted green, then accessorize with bright green plants, green centerpiece, and light green couch and/or throw pillows. The shades will play together and add instant excitement to the room. Balance the color with pops of a neutral color to not overwhelm the small space. Focus on Accessories - Sometimes colorful walls can overdo it. If this is the case, stick with neutral paint and instead, add in pops of color through accessories and fixtures. For example, add pops of blue to your kitchen with countertop accessories and appliances, blue table chairs or stools, and blue flowers. The blue accessories will be eye-grabbing against neutral walls and cabinets. Try Two Tones - Sometimes to make color work in your space you need to balance it with another color. Two colors can complement each other bringing vibrant life to tiny space, and can help separate the room into smaller, cozier sections. By doing this, you can even make your space actually appear larger than it really is. Complimentary colors work great for this technique!-blue and orange -yellow and purple-green and redPairing a neutral, like gray or black, or pairing two warm colors or two cool colors can also work. Whatever suits your preference! Half Color - When painting interior walls, rich and dark colors can overwhelm a space, but this doesn’t make them unusable! These colors work great when you apply paint or a backsplash to just the top or bottom portion of the wall. This will create balance and geometric interest. Use crown molding to separate the color from the non colorful part of the wall. This technique works great in hallways and bathrooms. Back Painted Shelving - When it comes to color in spaces that require focus, less is more. For example, you don’t want a ton of color in your home office because it may distract you from getting your work done. Try painting just the back of your shelving. The pop of color will be just enough to liven up a space without being too overpowering. Source
Home Painting Tips
As far as home upgrades go, painting is a quick + easy way to upgrade the entire look of your space. Check out these useful painting tips if you are looking for an easy way to give your home a dramatic facelift! When Should I Paint?: The best time to paint your home really depends on where you live, climate, and humidity. It also depends on what you are painting, whether it be your home’s interior or exterior. Here are a few base guidelines to remember when picking the best time to paint your home. Exterior: Avoid painting the exterior of your home when it’s below 50 degrees F. Colder temperatures can cause the paint to loosely adhere, resulting in it rolling off. Also avoid hot humid days, the heat and humidity can cause the paint to dry slowly, and crack when it is dry. Wind can cause issues as well. If it’s windy outside, your paint can get whipped around and land on everything around your house, including cars, plants, and pets. The best weather for painting is a low humidity, sunny, between 65 and 90 degree F day. Spring and Fall are great for painting the exterior of your home, as long as you pick a dry, windless day. Interior: Humidity can also affect painting the interior of your home for similar reasons as it does the exterior. It will take longer to dry and may crack. Dehumidifiers can help prevent this when painting inside. You’ll want to leave the room untouched for longer than you think the paint will take to dry, just in case. So, make sure to paint during a time when you have no plans for big events or guests coming over. What Colors Should I Pick? How Do I Make My Paint Projects Stand-Out?: Paint a Door Frame - If painting even an accent wall seems like too much work, try painting a door frame. This is a smaller-scale way to add major design appeal to any room in your home, that almost anyone can do in as little as an hour. The bolder the paint choice, the better. With such a small pop of paint and color, you’re going to want it to have a major impact, so don’t be afraid of those dark or striking shades you’d typically avoid. Notice how the hot pink draws the eye in the photo to the right, but isn’t too much because it’s only on a small area of the room. Paint Just the Trim - Painting just the trim of your home can add an interesting look, and doesn’t take special paint brands or a lengthy painting supplies list. All you need is a little focus and decent brush control. Apply painter’s tape to the edges of the walls and the floor, leaving only molding and trim exposed. You’ll also want to protect floors with a plastic paint guard. Use the tip of your brush to cut in toward the middle on the top and bottom of the molding. Then, with long brushstrokes, cover the space inbetween. Most designers choose a bright white to make molding and trim pop, but color can sometimes be used for a more bold look. Paint Window Shutters and/or the Front Door - Painting the entire exterior of a home can be expensive and time consuming, however you can really up your home’s curb appeal by painting your window shutters and front door. This can be done by yourself, quickly, and without too much paint. Dark colors tend to look best as they make a more striking and visible difference, in contrast to the rest of the home.
